One of the most overlooked and under maintained property items are parking structures. Everyone simply assumes they are there and will last forever since they are utilitarian by design. However, nothing lasts forever, and they can pose a unique set of repair problems when repairs are needed.

Parked vehicles, vehicular movement and extreme weather conditions all contribute to the damage to your parking garage structure, not all of which is visible to the naked eye. Water and mineral salts, along with movement of the structure itself, can deteriorate the parking surfaces, ceilings, walls, membranes and expansion joints, all of which were engineered to provide critical waterproof protection along with parking capabilities for the users of the garage. The failure to maintain a parking structure can result in problems ranging from cosmetic repairs to compromising its structural integrity and potential structural failure.

Now let’s look at the other end of the spectrum. Everyone loves to stand on their balcony and enjoy the view, but few know if what they are standing on is still safe for them or their family. Many things can cause structural deterioration and damage to a balcony such as weather, fire, natural disasters or simply the passing of time. However, with a good maintenance and repair program, the life of a balcony can be safely extended. Regular inspections identify problems in the early stages of development, as well as when more serious problems are suspected or evident before they pose a serious safety risk to the residents, visitors and staff.

From an esthetics perspective, balconies are very visible from ground level and other vantage points such as roadways and highways. Poorly maintained balconies reduce the overall exterior appearance of the property, which in turn can negatively impact the value of the property as well as each unit. It can be the first impression a potential new buyer or tenant makes as to how well a building is being maintained.

Property Managers, Condominium Boards and Building Owners are responsible for the maintenance and safety of the building and its tenants, and as such can be held liable if found negligent in the execution of their responsibilities.  There have been too many documented media cases of concrete pieces falling off of buildings and other structures, causing injury and property damage to those below, or where a balcony has suddenly collapsed resulting in the injury or death of the occupants. No one likes to hear of these tragedies, but they should trigger everyone to asses their own environment to see if they are at risk before similar tragedies strike.

Windows and doors are engineered penetrations of your building structure’s envelope and play a huge part in how residential and commercial properties function and look aesthetically. Windows and doors control how air gets in and out of a structure, how light enters, provides safety and security features, and finally plays a key decorative role in both the interior and exterior of the structure.

Most windows and doors should last 15 to 25 years, depending on the material and installation method. However, if not maintained, windows and doors can fail prematurely as evidenced from condensation, water infiltration, warping, cracking or even mould spores, not to mention the lost energy in heating and cooling. Repairs are sometimes possible depending on the severity of the damage through caulking replacement programs or other partial component replacement, which can extend the life of the windows and doors in certain cases. However, in the cases of a major failure of key components and operating mechanisms, replacing them is the most practical and cost-effective solution, even though it might not seem like it at the time.

Installation of windows and doors by experienced professionals is critical. Poorly or improperly installed windows and doors can lead to voiding of warranties, potential liabilities, decreased lifespan and overall poor performance.  Build Max has over 20+ years as a General Contractor completing both large and small residential and commercial window and door projects throughout the GTA from $5,000 to $5M, which is a serious consideration when selecting the pedigree and capability of a Contractor for such an important project.

Caulking and Sealant

Sealant and Caulking are critical components in metal construction and installation projects, as they are used to fill gaps and cracks. They create a barrier that prevents air, water, moisture, dust, smoke, gas and noise from accidentally passing through the building envelope to areas they are not meant to get to for many reasons such as building code and regulatory compliance just to name a couple.

Sealants however, act as a seal between metal and other exterior materials where there is a strong possibility of movement between joints and surfaces from temperature changes or external forces, yet a watertight and/or airtight seal must be maintained. Examples such as standing metal seams, window abutments and seams, roof penetrations, wall transitions, flashings, gutter seams and many others, rely on sealants to make them function properly in order to keep interiors dry, warm and safe.

Ironically, sealants cost less than 1 percent of the building’s cost, and yet are so frequently ignored in a building’s maintenance and replacement program, even though they are the last line of defense to ensuring the water and airtightness of the building envelope. Failure to maintain the barriers that the caulking and sealant provide could result in damages 100 times or more in cost, than the cost of the maintenance and replacement of the caulking or sealant repair itself.

Building sealing and caulking, was one of the very first services Build Max offered in the commercial construction and building maintenance market space over 20 years ago, and to this very day, are still involved in multiple projects each year throughout the GTA, ensuring building envelopes are maintained professionally and to code to protect its residents and their investments.
